Work completed 2004 through 2008:
• Commercial Emergency Exit equipment installed throughout; RE: Portage County Building Code
• Electric panels replaced, Per code, a lot of the electrical has been replaced throughout the building
• 2 new Gas furnaces installed (1-2004, 1-2008) ; there are 3 total, 1 is older (all serviced regularly)
• 3 new AC units installed, all serviced regularly
• Samsung Dual split AC system for 201 & 202, separate units in each room with 2 wall remotes
• Radiant Heat Panels installed in ceilings of 201 & 202 for heating these 2 rooms with 2 wall remotes
• Duct work throughout building replaced with new
• Cold air exchanges installed new & adjustable ceiling vents installed new
• 2 full bathrooms, complete tear down and rebuilds, 1 unit 200 and 1 unit 300
• 1 kitchen, complete tear down and rebuild, unit 200, refrigerator only, no stove at this time
• Ceramic tile in 200 kitchen, bath, hallways and entries. Ceramic tile in 300 bath
• Water reservoir (bladder-holding tank) installed new 50 gallon tank
• Chimney (for furnace venting) tuck-point work, new cap and lined
• Commercial gutters, new 6 inch width and down spouts on entire building
• Demolition and fill in of large in-ground pool in back yard
• Extensive landscape cleanup work around the property
• Removal of staircase from second floor to first on the outside of the building in back yard
• Removal of sliding door set upstairs; rebuilt wall,
• New roofs, lower buildings with 30 year architectural shingles; custom trusses & added
   pitched roofing, replaced flat roof which was used as step out roof top patio with staircase to ground
• New vinyl siding on complete north section of building
• Main section of primary structure painted to match newly added vinyl siding of north section
• New Metal exterior doors added to: 1 00 back entrance, 200 front and back entrances
• Paint and carpet throughout 100 & 200; Paint, carpet & some baseboards throughout 300
• Cove base added throughout 1 00 & 200
• Parking lot black top repaired and sealed

Work completed 2009 through 2012:
• Unit 100: 3 bedroom unit has 1 full bath with Maytag stackable washer and dryer, full kitchen
• Unit 200: 6 bedroom unit has 2.5 baths, with full size washer and dryer, full kitchen
• Unit 300: 4 bedroom unit has 2 full baths with full size washer and dryer, full kitchen
• 23 - Low E argon gas windows; 20 are emergency egress windows, 3 which are 70 x 128 inch
• Hot Water Tanks, 2 new 50 gallon tanks, tandum run for best efficiency for hot water use
• Roofing - 30 year architectural shingles on upper building by Dun Rite in Hudson
• Attic spaces, baffles and insulation installed to allow for economical heating and cooling
• Attic fan installed new and set at 11 0 degrees in 300 attic
• Drain tile installed East & North of property; drain system runs into south front woods
• New sidewalk & porch steps on East side (porch steps to become new living room entrance for 200)
• Common 100/200 unit wall is 6 ply 5/8 inch drywall for firewall & blown insulation for sound proofing
• Hard wired tandem smoke alarm system throughout, 18 total - Per building code
• Carbon Monoxide detectors in at each unit; new in 100, 200 & 300
• 2 Kitchens, new builds 1 00 & 300; cabinets, counters, all appliances ( 1 00 ceramic tile, 300 vinyl)
• 4 bathrooms - these are new builds with ceramic tile (unit 1 00x1, unit 200 x1.5, unit 300x1)
• 3 Range/stoves, 3 refrigerators, 3 built in microwaves- all new
• Washer and dryers - new full size in unit 200 & 300; Stackable Maytag new in unit 100
• 6 foot vinyl fencing around back courtyard
• Driveway black top filled cracks filled and coated; parking stripes added
• Landscaping at front of building -shrubs and stone added to minimize maintenance needs
• Landscaping started in back with trees and shrubs
• Unit 100, 200 & 300: New Braeburn thermostats installed with lock out limits for landlord control
• Unit 200: bedroom 204, north wall blown insulation for sound proofing from 300 stairwell
• Closets built in the rooms that had no closets; 9 total, doors installed
• New 6 panel doors throughout inside unit 100 (7) and unit 200 (18)
• Ice cables installed around roof/gutter line for extreme winters (switch at top of stairs in 300 attic)
• New sump motor
• New paint throughout - color/ paint upgraded to semi-gloss for better wear

Updates 2013:
• New commercial carpet (Z stitch) unit 300; living room, hall, room 303
• New commercial carpet (Z stitch) unit 200, room 202
• Paint throughout 100, 200 and 300
• Vinyl fence replaced 3 sections

We have never had an insurance claim on the property.
The AC/Furnaces are serviced regularly and filters changed by maintenance quarterly.
Hot water tanks drained annually for maintenance.
Gutters cleaned bi-annually for maintenance.
